Metal Roof Replacement

Causes

When it comes to metal roof replacements, we always begin with a free roof inspection and estimate. Once the inspection is done, we will then work with you and your insurance to get the roof replacement covered and talk about the different color options. Once you or you're insurance (if covered) gives us the go ahead, we will talk about a plan of action.

To start the roof replacement, we prep the roof for the metal roofing by stripping everything back to the studs or plywood sheathing. While stripped back, we repair (if necessary) any damage that was unseen on the insulation, sheathing, or ventilation. Then, we add an underlayment that helps shield the sheathing and everything else underneath from water. The next step, that isn't required but we highly recommended, is a layer of insulation which adds an additional layer of security and helps reduce the cost of your electric bill.

After the roof is prepped, we start the insulation process with edging or flashing around the bottom of the roof, chimneys, vents, or roof valleys. Next, we add the metal panels in precise sections and secure them with evenly spaced screws. Everywhere there is a screw is waterproofed using rubber gaskets to ensure there is no leaking. Each panel overlaps with the next to make sure water does not seep beneath and provides a way for water to drain effectively. Next, edge flashing is installed over all the seams along with a ridge cap. Again, any screws used are waterproofed with rubber gaskets to ensure there is no leaking. Finally, one last assessment is made to verify everything is completed with the upmost quality.

 

Once off the roof, we make sure all of the old roofing materials are discarded properly and your property is left in the same condition as when we first got there. We take pride in making sure each job sight is cleaned adequately.

Timeline

​

The timeline for roof replacements is determined case by case. It can vary due to how long it takes insurance to get back with us, how long it takes the products needed to do the roof replacement to come in, and the square footage of the roof. Generally once materials are recieved and everything has been approved, the actual roof replacement only takes between 1-3 days to fully install.

When it comes to shingle roof replacements, we always begin with a free roof inspection and estimate. Once the inspection is done, we will then work with you and your insurance to get the roof replacement covered and talk about the different color options. Once you or you're insurance (if covered) gives us the go ahead, we will talk about a plan of action. For our shingle roof replacements we use the 6 step GAF system to ensure the best quality for our clients.

To start the roof replacement, we prep the roof for the shingle roofing by stripping everything back to the studs or plywood sheathing. While stripped back, we repair (if necessary) any damage that was unseen on the insulation, sheathing, or ventilation. Once this is done, we use the 6 step GAF Shingle System. 

 

Step 1: WeatherWatch mineral-surfaced leak barrier. This step also includes putting new flashing around areas such as vents, chimneys, and roof valleys

   - The WeatherWatch leak barrier has code approvals including: Meets or

   exceeds the performance criteria of ASTM D1970, Miami-Dade County Product     Control Approved, State of Florida approved, Component of a UL Listed       

   ANSI/UL 790 Class A system when used with UL Class A shingles3, and ICC-ES     Evaluation Report (ESR-1322). 

 

Step 2:  Pro-Start Starter Strip Shingles. These are used around the eaves and rakes (edges of the roof) and to help lock down the shingles to reduce the chance of shingles getting blown off.

   -The Pro-Starter Strip has code approvals including: State of Florida approved,

   Miami-Dade County Product Control approved, ICC-ES ESR-1475, Meets ASTM

   D34621 , D3018, ASTM D3161 Class F, and UL Listed to ANSI/UL 790 Class A2

 

Step 3: Roof Deck Protection

 

Step 4: Timberline HDZ Architectural Shingles. They are nailed down starting at the bottome of the roofline and working upwards.

   -These shingles have Time-Release Algae-Fighting Technology, LayerLock

   Technology, and WindProven Technology.

 

Step 5: Cobra RigidVent 3 Exhaust Vent which helps remove excess heat and moisture from your attic and protect your roof system from premature deterioration.

   -The RigidVent 3 Exhaust Vent has code approvals including: Miami-Dade

   County Product Control Approved, State of Florida Approved, UL ER15072-01,

   Texas Department of Insurance Product Evaluation RV-29, and UL Listed to

   ANSI/UL 790 Class C2. 

 

Step 6: Seal-A-Ridge Ridge Cap Shingles which helps prevent leaks and shingle blow off.

Once off the roof, we make sure all of the old roofing materials are discarded properly and your property is left in the same condition as when we first got there. We take pride in making sure each job sight is cleaned adequately.
